The appraisal firm of Cliatt & Norris Appraisals, LLP serves Columbus,
Georgia and the surrounding areas performing real estate appraisals on properties ranging from single family residential to complex commercial properties to rural acreage and farmland. The company was founded January,1969 by William P. “Bill” Cliatt as Cliatt Appraisal Company in the downtown area of Columbus, Georgia, successfully performing thousands of real property appraisals, mostly in southwest Georgia and east central Alabama. Mr. Cliatt moved the physical location of the appraisal company to an area in the northern portion of Columbus in 1978, when most other appraisal companies remained in the Central Business District, accurately anticipating the changing demographics of the Columbus MSA, to a more centralized location for single family and commercial appraisals. In January, 2000, Cliatt & Norris Appraisals LLP was formed as a partnership with the inclusion of William B. “Will” Cliatt who began his appraisal career in 1985 with Cliatt Appraisal Company and Rick L. Norris who started in real estate appraisal in 1987 with the Muscogee County Tax Assessors office, moving to Cliatt Appraisal Company in May,1993. Cliatt & Norris Appraisals client list includes mortgage brokers, lenders, attorneys, all levels of governmental agencies, utility companies, regional medical companies and individuals. The firm performs real property appraisals and consultation involving disposition, acquisition, condemnation and internal analysis for governmental agencies; estate appraisals for attorneys; Mortgage lending for brokerage and lending firms and fee simple valuation appraisals for individuals. The appraisers have extensive knowledge of the real estate market for Columbus and the surrounding areas, and a solid background in income analysis. Cliatt & Norris Appraisals is a member of the Columbus Board of Realtors Multiple Listing Service and subscribes to the Georgia Superior Court Clerk’s Cooperative Authority.
The company includes Certified General Real Property appraisers with licenses in both Georgia
and Alabama
and clerical staff. Current mainstream technology is utilized fluidly in the company with digital photographs, digitized tax maps and aerial photos of Columbus
and surrounding areas, and current computer operating systems and programs (Microsoft Windows, Word, Excel, Streets and Trips, and ACI, for residential form appraisals). Software is continuously updated as new versions become available. Computers and related equipment are updated or replaced approximately every 2 – 3 years. The company has an off site storage facility for computerized data file backup. The company maintains a forward view of potential economic development in the Columbus
and surrounding areas, and has an exceptional ability to understand and convey to the user of the appraisal or analysis, strategic advantages and possible weaknesses in each of the properties appraised.
